Q. What is included with the home inspection?
A. A typical home inspection includes the accessible structural, mechanical and electrical aspects of the home. Structural includes the roof, rafters, joists, attic, insulation, stud walls, foundation, grading and drainage inspections. Mechanicals are accessible plumbing, appliances, heating and air conditioning, water heaters as well as an overview of the electrical system. A termite inspection (WDI report) is usually included with the general home inspection, unless otherwise requested.

Q. Who does my home inspection?
A. Daniel James Nachlinger is the president/owner of Certified Inspection, Inc. He will perform your inspection personally. Daniel is a construction veteran with over 12 years experience in the home building and inspection industry. Licensed by the Texas Real Estate Commission, the Texas Structural Pest Control Board, and the Texas Residential Construction Commission with a Bachelor of Science in Environmental Sciences, Technology Minor, he definitely knows his way around the home.

Q. When wil I get my report?
A. All inspection reports are completed on-site and computer generated. Reports will be available on-site, at the end of the inspection.

Q. Do I need to be at the inspection?
A. Not required. However, it is recommended that you meet with the inspector at the end of the inspection to go over the report. He will explain the report to you and walk you around the house or building. If you are unable or do not wish to attend the end of inspection conference, a report can easily be faxed to you with a credit card number over the phone. (Master Card, Visa, or check)

Q. Do you carry the required insurance?
A. Yes, Certified Inspection Termite Control carries all insurance required by the state of Texas.

Q. How long does the inspection take?
A. Depending on the size and amount of optional inspections, the normal length is 2 1/2 - 4 1/2 hours. Therefore, it is recommended that the buyer wait until the end of the inspection to go over the report. However buyers are welcome earlier if requested.

Q. When should I schedule the home/real estate inspection?
A. Normally when a contract is signed and accepted by the buyer and seller. Certified Inspection can normally schedule the appointment within 2 - 4 days. We also do 1 year new home warranty inspections and seller's home inspections for prelisting.
